No real estate market goes up forever, and no real estate market goes down forever. And when there is change in the market like we have seen over the last couple of years, there are deals to be had. The trick is sorting through the record number of properties for sale to find the best deals, and what we call the Crazy Good Deals!

At CrazyGoodDeals.com we scour our databases in the various markets we cover looking for properties that savy investors like you want to know about. We know the definition of a “good deal” depends on each buyer, but we also know there are certain characteristics that are part of any crazy good deal.

They are:

Positive Cash Flow with little or no money down.
Historical precedent of high appreciation - we want properties that need a record high selling price to capture great appreciation.
Instant equity at time of closing. We look for properties that are selling significantly below a recent appraised value.
We also look for properties that are the lowest priced in a building, neighborhood or area.
Properties that have significant upgrades or special features for the same price as properties without them.

Some of them are our listings but not all. We are simply searching for the best deals we can find and if they are being marketed by other brokers, they are still included.
